If your Rolling Hills Estates evening still looks like a trail loop before sunset and takeout from a familiar counter at Peninsula Center, the map you are working from is about two years old. The Promenade across Deep Valley Drive is not the mall it was in 2022. The Nature Center at the top of the hill is a construction site. And the shopping center you have been ordering from has quietly added a tenant next to MOD Pizza.
None of this is dramatic on its own. Put the changes side by side, though, and the honest answer to "where do we go on a Thursday" has moved a few hundred yards east.
The Promenade PV block is the story
For years the second-floor space overlooking the ice rink belonged to Ruby's Diner, and the ground-level dining lineup gave you a shrug more than a recommendation. That has changed in a specific, datable way. Here is the turnover, compressed:

The Ruby's overlooking the ice rink closed in 2024 and was replaced by Pho Redbo, a Vietnamese noodle restaurant specializing in wagyu beef; Level Up Bowl & Bistro opened in winter 2025 on the lower level beneath Regal Cinemas as an upscale bowling and full-service restaurant venue; Misc. Coffee, Nara Boba, ZenesisX, Fika Fika Creamery, and Dilly D's have filled in the smaller spaces; and Mega Looma Epic Adventure Park is scheduled to open in 2026. The rink itself is now branded LA Kings Ice PV.
Read the column on the right. In three of the six lines, the change is a category that did not previously exist inside the city limits: upscale bowling with a bar program, a dedicated smash-burger counter, a VR lounge for the kid who has aged out of skate rentals. Those are not swaps. Those are new reasons to leave the house on a school night. If your instinct when someone asks "where should we eat at the Promenade" is still to shrug, the instinct is running two winters behind the tenant list.
The mall has moved through five names in as many decades — former names include The Courtyard Mall, The Shops at Palos Verdes, The Avenue of the Peninsula, and The Promenade on the Peninsula — and the Rolling Hills Estates resident's reasonable position for most of that history has been polite skepticism. This turnover is the first one in a long time where the tenants, not the signage, are what changed.
Peninsula Center is updating too, just quietly
Across the way, the story is smaller and less visible from the parking lot. Canaan Chinese Cuisine is opening next to MOD Pizza, joining Pho Hana and Inka Wasi in the existing lineup. Add in what has been steady on the west side of Silver Spur — The Little Oliva's Mediterranean pizzas and Sunday brunch on the Peninsula side, Sugo Social's happy hour a short walk east — and the practical dinner radius from any 90274 address has doubled without anyone leaving the ZIP code.
A few anchors worth resetting into memory:
- Sugo Social at 550 Deep Valley Dr, Ste 265, closed Mondays, dinner service Tuesday through Saturday
- The Little Oliva for weekend brunch, with a second location in Redondo if the Rolling Hills room is full
- Pho Redbo for the wagyu beef bowl, upstairs at the Promenade
- Level Up Bowl & Bistro as the answer when there are teenagers and grandparents in the same car
The George F Canyon question
The other half of the average Rolling Hills Estates evening is the walk, and the walk has a construction fence around it right now. In March 2026 the City broke ground on a new Nature Center at George F Canyon. The old 1,450-square-foot facility is being replaced by roughly a 3,300-square-foot building, and the timing matters for anyone who used to end a trail loop with a stop inside.
The important detail for residents is what stayed open. Programming at George F Canyon will continue during construction at a reduced level, and the City and the Land Conservancy plan to keep offerings including guided hikes, native plant sales, and limited educational programming, with the canyon trail remaining open to the public. Parking within the project site is not available during construction, but street parking, sidewalks, pedestrian access, the nearby bus stop, and access to the canyon and trails remain open.
Two practical adjustments follow from that. First, the trailhead parking you may have relied on is gone until Phase One is done. Street parking near the corner of Palos Verdes Drive East and Palos Verdes Drive North is the workaround. Second, the interior exhibit stop is out of the routine for now, which nudges the natural end-of-walk toward Deep Valley Drive rather than the Nature Center porch.
The scope of the project, from the City's own project page: the estimated cost for the main Nature Center building is $6.15 million, and City Council approved a construction contract with SS+K Construction Inc. for $3,720,743 plus a 10 percent contingency for Phase One. The building will fold in solar panels, native landscaping, and EV charging when it opens.
That reframes what "walking the canyon" means for the next construction cycle. The trail is still the trail. The bookend on the far side of your loop, for now, is a different kind of anchor.
One weeknight, put together
If it helps to see the changes as a single Thursday rather than a list:
- 5:30 p.m. Park on the street near the George F Canyon trailhead at 27305 Palos Verdes Drive East. Do the Stein-Hale Nature Trail loop, roughly 1.9 miles and about an hour with a stop at the overlook.
- 7:00 p.m. Drive down to Deep Valley Drive. Weeknight dinner at Sugo Social or a bowl at Pho Redbo, depending on the mood.
- 8:30 p.m. If there are kids or teenagers in the mix, drop into Level Up Bowl & Bistro under Regal Cinemas or split a scoop at Fika Fika Creamery on the way out.
- Weekend variant. Sunday brunch at The Little Oliva, then a slow walk of Peninsula Shopping Center for the newer additions next to MOD Pizza.
The itinerary is not remarkable. What is remarkable is that four years ago three of those stops did not exist and the fifth was a Ruby's Diner.
Two calendar dates worth keeping
Two set-pieces are worth putting in a calendar rather than discovering by accident. The City's Summer Movie Nights at Ernie Howlett Park run on Saturdays, June 20 and August 15, with movies beginning at dusk and free admission. The PV Street Fair takes over the block between Peninsula Center and Promenade PV at Norris Center Drive and Deep Valley Drive, with a new Community Stage at the Promenade hosted by PV Music House. Both events pull residents into the same corridor the Promenade turnover has been building around.
Why the change is worth naming
A neighborhood's daily rhythm is not usually rewritten by a single opening. It gets rewritten when three or four things shift at once and the resident version of "where do we go tonight" has to be re-audited. That is what has happened in Rolling Hills Estates over the last twenty-four months. The trailhead you took for granted is behind construction fencing. The mall you dismissed has a bowling alley and a Vietnamese noodle house. The center across the street has a new Chinese restaurant going in next to a pizza chain. If your evening routine has not registered any of that, it is not because nothing changed. It is because the changes were quiet.
Knowing your city this way, at the level of tenant lists and trailhead workarounds, is also what makes a home in the 90274 easier to describe when it is time to describe it. Whether that time is next year or five years from now, the people who buy on this hill are buying a version of a Thursday evening. It helps to know which Thursday.
